I am representing a cash buyer seeking an oceanfront condo. He is looking for a good deal so it must be below market and owners must be motivated.  He has proof of funds and can close quickly, subject to association approval. Location should be between Lauderdale-By-The Sea and Boca Raton.  It must have a good view of the ocean from an upper floor, Sixth or higher preferred. It should also be equipped with a washer and dryer or at least have hook-ups.  If the views are exceptional will also consider buildings on the intracoastal.  Beach is preferred, however.
